谢 @刘易杰邀请。。。哎。。。果然房产问题来了。。中国人进阶版三大行业之首啊。。。。刚好最近自己房子要SETTLE了。。来答一发。。主要讲讲墨尔本,之前答过一个房产相关的问题。。中国人为什么买得起房子?中国房价高吗?为什么?13年墨尔本均价从600K涨到了670K,涨幅超过10%。。。所谓的房产投资的可能,就是从这里来的。。。但这样真的好么。。。我认为要注意的地方太多了。。第一,当然中介啦。。。由于对墨尔本地理位置和对澳洲经济发展模式的不熟悉。。海外投资购房者被中介误导几乎是一定的。。举个栗子,如下图。。我一个朋友想在这边买房,中介给他推荐了左下角红色虚线里的区。。说墨尔本目前要发展西部,投资方买在这里,一定会升值。。。。我一个朋友想在这边买房,中介给他推荐了左下角红色虚线里的区。。说墨尔本目前要发展西部,投资方买在这里,一定会升值。。。。而实际上,在猫本呆过的同学都知道,猫本的优质区都在东部。。。而西部所谓的发展,按照目前澳大利亚的规划,不能说没有,但至少10年内不会看到什么太具体的措施。。。澳大利亚还说要开城际高铁呢。。投入使用的预期时间是2065年。。我都不知道能不能活着看到。。所以澳洲说要开发哪里。。跟中国说要开发哪里是有本质区别的。。而中介为了卖房会故意不告诉客户中澳间的模式区别来误导其在所谓的新开发区买房。。。第二,政策。。海外投资者只能购买新房或期房。。。目前澳大利亚政府是禁止海外购房者购买二手房的。。现在的临时签证购买二手房的政策链是(原文如下):As of 31 March 2009, temporary residents are no longer required to notify or seek approval to purchase any of the following:? a second-hand dwelling as their principal place of residence;? any new dwellings;or ? single blocks of vacant land.A person is a temporary resident if they are living in Australia and:? they hold a temporary (that is, non-permanent) visa which permits them to stay in Australia for a continuous period of more than 12 months (this includes students);or ? they have submitted an application for permanent residency, and they hold a bridging visa which permits them to stay in Australia until that application has been finalised. 而2010年后,又有了Q&A方式的补充条款。。如下:Temporary residentsQ43. I was told that, as a temporary resident, from 24 April I need approval to purchase property. I signed an unconditional contract before 24 April 2010. Should I apply for approval?No, temporary residents only need to apply if the contract was entered into on or after 24 April 2010 (the date that the Assistant Treasurer announced the policy changes).Q44. I have submitted an application for a temporary resident visa. In the meantime, I have been granted a bridging visa. Am I eligible to buy an established (second hand) dwelling?No, not until you receive your temporary resident visa (temporary residents include bridging visa holders only if they are awaiting the outcome of an application for permanent residency). Once you receive your visa, you may apply to buy an established dwelling to use as your principal place or residence.Q48. I have been living in Australia on a temporary resident visa for several years, but my current visa expires in less than 12 months. Am I eligible to buy an established (second hand) dwelling?Yes, it does not matter how much time is remaining on your current visa, as long as it was valid for more than 12 months when it was issued. However, please note that approvals are subject to a condition that you must sell the dwelling when it ceases to be your principal place of residence.注意黑体。。这里看到,除了前面09年政策规定需要必须有1年以上临时签证者才可以购买二手房之外。。2010年又追加两条,其一,2010年4月24以后买二手房,需要通过FIRB(Foreign Investment Review Board )的评估。。其二,必须在签证到期回国前将所购二手房卖掉。。参考链接:FIRB: Foreign Investment Review Board第三,贷款。。海外购房者目前在贷款方面还是比较优惠的。。一般期房来说,海外购房者可以获得的贷款比例为最高80%。。剩下的20%分两次,签约时10%,交房时10%。。一般推荐的做法是,能贷多少贷多少。。。多出来的钱放在对冲账户,让存款利息抵扣贷款利息。比如,买一套1000K的房子,需要交付的钱数是签约100K,交房100K。。贷款800K。。而假设你手头有500K现金。。则可以存300K到对冲账户。。而银行方面的贷款利率依然会按照贷款500K来计算。。。参考链接: Home Loans - Mortgages Westpac银行房屋贷款以上部分为答主所知的绝对准确的信息。。最后来科普一下墨尔本到底哪些区的房子值得投资。。先上个图吧。。。图稍微有点小。。大家可以点大来看。。蓝色框框内为目前墨尔本房价最高的区域,基本1000K以下是买不到什么像样的房子了。。。红色的那条线,是一条有express的火车线,也是我目前天天上班做的车。。可怜的答主目前就在红线最右边附近居住。。。但由于有了这条红线。。。红线附近的地区就都具有了或多或少的投资价值。。毕竟比较方便。。绿色的圈圈,是目前墨尔本的华人聚居区,红色箭头指着的叫做box hill的地方已经与国内无异了。。而在下推荐的值得投资的区域,就是那些紫色的圈圈。。。以上为答主个人观点。。敬请参考。。显示全部 收起
