房企前十月销售目标完成率不足7成 龙头业绩分化

统计局日前发布数据显示,1-10月份,商品房销售面积94898万平方米,同比增长7.2%,增速比1-9月份回落0.3个百分点,商品房销售额64790亿元,增长14.9%,增速回落0.4个百分点。面积和金额好转趋势双双放缓,使得一度出现回暖的房地产市场继续陷入调整期。 同时,一线房企前10月销售业绩冰火两重天, 央广网财经记者据企业月报及研究数据统计,前十月,房企的平均销售目标完成率不足七成,共25家房企业绩完成率超过70%,房企分化加剧。一线房地产企业今年前10月业绩表现不一:万科、恒大、中海、保利、绿地销售金额均达到千亿元,其中万科销售额已突破2000亿。就业绩完成率来看,保利、龙光、华润均已完成年度销售额的9成;远洋、绿地完成率不到6成。

销售目标上调仅是个案

11月10日,恒大地产发布公告,前十月已实现销售1545.3亿,同比增44%,较2014年全年增17.5%,完成年初制定的1500亿目标103%,是今年提前超额完成年度目标的房企,将2015年销售目标上调至1800亿。

在今年的房地产市场,恒大的情形仅是个案。公开数据显示,大部分房企的销售节奏按部就班,离全年目标仍有差距,不少房企有无法达成目标的风险。

富力地产在其半年报中指出,随着近期内地股市和中国宏观经济环境的波动,公司已决定将2015年合约销售目标略作调整,由 600亿稍降至约550亿元,或与2014年持平。

数据显示,远洋地产前十月销售额245亿元,完成目标率59.8%;绿地集团前十月销售额1610亿元,完成全年目标的57.5%。

知名房企深陷业绩压力

当下一二线城市销售仍较为强势,三四线城市公积金异地贷款等政策下,去库存脚步逐渐加快。在年底企业冲击业绩、回笼资金的关键时期,房企势必将进一步加强营销力度,年底成交也将延续上升态势。

就房企业绩分化明显的原因,丁祖昱表示,房企表现不佳,原因大概有三类:

种是目标定的太高。绿地就是典型,虽然到目前销售情况还不错,但与目标相比还是相差不少。类似企业还有富力,半年报的节点将销售目标调低,从600亿调至550亿。

第二种是供货节奏不平衡。大多数房企都是下半年供应大于上半年。

第三种是和产品结构、区域分布有关。比如碧桂园业绩完成情况有一定压力,主要原因是其项目主要位于三四线城市

业绩完成率较高的企业,也存在几个共性。

“一是产品结构匹配当前市场需求,今年以来改善类需求崛起,产品以中高端为主的房企,往往可以抓住市场机会,实现不错业绩,融创就属于这种类型。二是营销方面特别出色,比如恒大。三是体系化建设特色出色,在比较好的市场年份中表现也会特别出色,这当中以万科为代表。”

中原地产首席分析师张大伟表示,由于政策环境持续利好以及房企年底冲刺业绩因素影响,预计今年后两个月将迎来成交“暖冬”行情。房企虽然三季度销售业绩较二季度明显放缓,但四季度业绩走高可期。(记者王梦妍)
